These prices are simply guidelines so cost could be higher depending on the complexity of the build, timeline requested, etc.

Currently, I can only build on all Dynamis worlds, Sargatanas and any worlds that are NOT congested.

Any items that are not attainable from the market board (tribal quest rewards, Gold Saucer items, Doman Enclave, etc.) I will ask you to provide, if able.

This amount is needed up front upon the time that I begin your build. It is also non-refundable except in the case that I am not able to complete the build. However, if I have anything left from the furniture allowance, I will return that amount to you.

If you need it done by a specific timeline or want it done fast, it will cost more. It'll also depend on my schedule and if I have other commissions going on. Just ask!

Turn around time can vary based on complexity of the build as well as many other factors. I ask for about 1–3 weeks from the time that I start the build, so that I can come up with ideas and not feel rushed as I work on it. As well as so that I can stop at different points to let you look at what I've done and let me know if there's changes you'd like made. Keep in mind that it's better to let me know at these points than to wait all the way at the end! This turnaround time may be much shorter or a little longer depending on how things go and how busy I am with other things at the time. I will provide an estimate as well as updates as I go.

Some styles/themes may require more glitching (most notably modern and Amaurot styles), due to this some areas will need to be closed off in order to hide furniture clipping through floors. In some cases, this may require closing off entire floors so some builds may end up being 2 or just 1 floor builds. If this is a problem, let me know and I can tell you whether or not having more floors will be feasible for me to do or not before I start.

Due to item slot limit, I cannot do a large house build using all three floors. One floor will always be closed off completely and a second floor will only be partly used. I will never use all three floors of a large.

If I do not feel confident I can provide a quality build, I will not accept the commission.

I do not do void builds.

If, for some reason, I complete the build and you hate it. Please let me know specifically what you'd like changed. I'll do whatever I can within the realm of feasibility to make the house to your liking but I'm not a mind reader so you have to let me know and work together to bring your vision to life.

If you still just don't want me to keep working on the build, the build I've done will be taken down. Any furniture I purchased with the gil will be put into the store room, company chest or in a pile on the floor. The commission fee will not be refunded in this sort of situation since I would have spent time and energy on it as well as turned other potential commissions away in order to do yours.
